Syndics and landlords
A flat has to be emptied inside a building full of other people, and every hour of noise, blocked lift or scratched stairwell comes back to you as a complaint.
In an occupied building the clearance is only half the job. The other half is the building: the lift, the stairwell, the entrance hall, the parking, and the residents who did not ask for any of it.
Access, lift booking and protection of the shared parts are arranged in advance with you or the building manager. Shared parts are covered where they need covering and left as we found them. Vehicles are unmarked, and nothing on the street explains what is happening.
For the flat itself: recorded scope, fixed price, one invoice addressed as you need it, and a date that does not move. Contents abandoned by a tenant, the flat of a resident who has died, and units long left empty are all ordinary work here.
What we commit to
One fixed price, agreed before anything is touched, on one invoice from one company.
The price is set at the visit and written down. It is not an estimate, a starting point or a range, and it is not recalculated once the work is done.
Every room, cellar, attic, garage and closed door is photographed and confirmed with you before the price is set.
The record is what the price is fixed against. You see it, you correct it, and you agree it before you agree the price. Nothing is discovered later that you did not know about.
Asbestos is the only thing that can change the price, because the law leaves no discretion.
On finding undocumented asbestos we must stop, cordon and mark the area, and notify. We cannot carry on and we cannot absorb it. Anyone who tells you otherwise is telling you they intend to break the law.
Our VAT number and our waste-transport registration are on every document, and both can be checked against the public register.
We claim numbers you can verify, not words you cannot. Waste that leaves the building leaves under a registration held in our own name.
Unmarked vehicles, no signage, and nothing on the street that announces what is happening inside.
Neighbours, tenants and passers-by learn nothing from us.

Sales, expert visits, handovers and works schedules run against ours. If we cannot hold a date we say so before you commit to it, not after.
