The obligations differ by role. The way we work does not.
Curators
You need premises emptied and released, disposal documented for the file, and an invoice that is correctly addressed and survives scrutiny — without becoming the person who coordinates any of it.
Notaries
Heirs empty houses before they have decided about the estate, and the acceptance question lands back on your desk after it can no longer be undone.
Estate agents
You cannot photograph, value or show a property that is still full, and the owner or the heirs are rarely in a position to empty it quickly or well.
Syndics and landlords
A flat has to be emptied inside a building full of other people, and every hour of noise, blocked lift or scratched stairwell comes back to you as a complaint.

The price is set at the visit and written down. It is not an estimate, a starting point or a range, and it is not recalculated once the work is done.
If the job turns out heavier than it looked, that is our problem and not your bill.
The price moves only if what is actually in the building is materially different from what was recorded and agreed at the visit.
Every room, cellar, attic, garage and closed door is photographed and confirmed with you before the price is set.
The record is what the price is fixed against. You see it, you correct it, and you agree it before you agree the price. Nothing is discovered later that you did not know about.
Asbestos is the only thing that can change the price, because the law leaves no discretion.
On finding undocumented asbestos we must stop, cordon and mark the area, and notify. We cannot carry on and we cannot absorb it. Anyone who tells you otherwise is telling you they intend to break the law.
What you are paid for and what you pay for appear as two separate lines, never as one net figure.
You can see exactly what was credited and exactly what was charged. A single netted number hides which half moved.
You have the written offer within 48 hours of the visit.
Written, itemised, and yours to sit on. Nothing is asked of you at the visit itself.
The visit is free and carries no obligation.
A building cannot be priced from a phone call or a photograph. The visit is how the price becomes fixed, and you owe nothing if you walk away after it.
Our VAT number and our waste-transport registration are on every document, and both can be checked against the public register.
We claim numbers you can verify, not words you cannot. Waste that leaves the building leaves under a registration held in our own name.
Unmarked vehicles, no signage, and nothing on the street that announces what is happening inside.
Neighbours, tenants and passers-by learn nothing from us.
Anything you have not clearly written off is set aside and shown to you before it goes.
Where there is doubt, the answer is to ask, not to assume. That costs a few minutes and it cannot be undone afterwards.

You do not coordinate access, sequencing or disposal, and you are not the escalation point when something goes wrong. One company is accountable and one person answers the phone.
The disposal documentation arrives for your file without you having to ask for it twice.
Registration references and the documents covering what left the building are supplied as part of the job, not on request afterwards.
One invoice, addressed to the estate, the company or the owner, carrying the references your file needs.
Tell us how it must be made out and what it must quote. It arrives that way the first time.
We will not empty a deceased person’s home before the heirs have settled whether they accept the estate.
If heirs approach us before they have approached you, we tell them in writing to speak to their notary first, and we wait. You do not inherit the problem.
The date we agree is the date, and we do not move it.
Sales, expert visits, handovers and works schedules run against ours. If we cannot hold a date we say so before you commit to it, not after.
The property is handed back swept and empty, ready to photograph or hand over.
Fixtures that should stay — a fitted kitchen, wardrobes, a stove — are agreed in advance and stay where they are.
Access, lifts and shared areas are arranged with the building in advance and protected while we work.
Other residents keep their entrance, their lift and their timetable. Shared parts are covered where they need covering and left as we found them.
